Basic Plan for up to 10 properties – $600/yr, $55/mo if paid monthly

  • Up to 15 transactions categorized per property per month.
  • Reconciliation of up to 6 accounts
    • Whether it be checking, savings, or a credit card; all income and payments related to your property portfolio must come from one of these accounts.
  • Access to Xero to run P&L’s, Balance Sheets, etc. as you deem necessary.
  • End-of-year P&L’s for each property for your tax professional.
  • Integrates with several 1099 providers to make sending 1099s a breeze – or, we can send them for you for only $5 per vendor (requires you to provide tax information for each vendor.)
  • Requires a $100 one-time setup fee to set up your chart of accounts, your properties, and all of your bank account starting balances.

Basic Plan for up to 25 properties – $900/yr, $80/mo if paid monthly

  • All of the services and features of the previous plan, but for up to 25 properties.
  • Requires a $150 one-time setup fee to set up your chart of accounts, your properties, and all of your bank account starting balances.

DIY Plans

  • Since we have partnered with Xero, we can offer two plans not available to the general public. If you are using Xero for rental real estate, either of these plans should be sufficient for your bookkeeping needs.
    • $10 per month – includes direct bank feeds with supported banks
    • $5 per month – does not include bank feed support – this plan will require manual imports of transactions.
    • Add one-time setup as described in the basic plans for an additional one-time fee ($100 for up to 10 properties, $150 for up to 25 properties.)

Additional Fees

  • One-time setup fee – required for any Basic Plan, optional for DIY plans
    • $100 one-time initial setup fee for up to 10 properties.
    •  $150 initial setup fee for up to 25 properties.
    • For more than 25 properties, please contact us for a quote.
    • Setup includes setting up your Chart of Accounts (including all bank and mortgage accounts), setting up tracking categories for your properties, and setting up all of your starting balances and initial values for your properties.
  • Excessive Transactions Fee – $50/mo for each property with over 15 transactions in a month.  This is intended to cover major rehabs.  Please give us a call if you regularly go over 15 transactions per month for a given property in a normal month.
  • 1099s – $5 per vendor.
    • Owner must provide completed W-9’s for each vendor.
    • You can send these out yourself if you want – a 1099 report will be available in Xero for free.
